Why Does My AC Smell Musty in Arizona?

A musty smell from your AC almost always means moisture is sitting somewhere inside the system that it should not be sitting. Nine times out of ten that is a dirty evaporator coil, a clogged condensate drain line, or a drain pan holding water, and all three are fixable in one visit.

Where the Musty Smell Actually Comes From

Your AC cools the air and pulls water out of it at the same time. That water condenses on the cold evaporator coil, drips into a pan, and runs out a drain line. Trouble starts when it stops moving. Here is where it usually goes wrong:

•    A dirty evaporator coil. Dust sticks to a wet coil, then more dust sticks to that, and pretty soon you have a damp layer of gunk that biological growth loves.

•    A clogged condensate drain line. Algae and slime build up inside, water backs up, and it sits in the pan and smells.

•    A drain pan that is not draining, either out of level or rusted and holding a puddle in one corner.

•    Duct problems. Most Phoenix ducts run through an attic well over 140 degrees in July, and a leaky duct pulls in humid attic air that condenses inside.

Why Phoenix Homes Get This More Than People Expect

We live in a desert, so how is anything getting moldy? Two reasons. First, monsoon season. From July through mid September the dew points climb and your AC pulls far more water out of the air than it does in May. More water in the pan, more chances for something to go wrong. Second, our dust. Valley dust is fine and constant, and it packs onto a wet coil the way it never gets to in a wetter climate. Very dusty air plus a very wet coil is the exact recipe, and it is why coil cleaning matters more here than in most of the country.

A Call I Still Think About

We got a call from a family in Glendale in the middle of August. Musty smell every time the system started, going on about three weeks. They had already swapped the filter twice and bought two spray-in duct fresheners. Nothing helped. My tech pulled the access panel and found an inch of standing water in the drain pan, with the drain line plugged solid with slime about a foot down. He cleared the line, vacuumed the pan, cleaned the coil and put in a fresh filter. A little over an hour on site.

They called back four days later to say the smell was gone. The part that stuck with me is that the pan was one good rainstorm from overflowing into their ceiling. A musty smell is often the early warning that arrives before a water problem, which is why I tell people not to ignore why your AC leaks water when they see it.

The Honest Counterpoint: A Cleaning Does Not Always Fix It

A cleaning fixes most musty smell calls, not all of them. If the smell returns within a few weeks of a proper coil and drain cleaning, something else is feeding it, and it is usually the ductwork. Growth inside a duct or a soaked section of insulation will not be touched by anything we clean at the air handler, and that is a duct repair conversation instead.

Also worth saying plainly: not every bad smell is mold. Burning dust in November is your heat strips clearing off. A sharp or sweet chemical smell can point to a refrigerant issue. A rotten egg smell means you stop reading, get everyone outside and call the gas company.

What You Can Do Before You Call Us

•    Change the filter. If it is grey and fuzzy, that alone can be most of the smell.

•    Find the condensate drain line outside, usually a white PVC pipe near the condenser, and see whether it drips when the system runs. Bone dry on a hot day usually means clogged.

•    Look at the ceiling or wall under an indoor air handler for staining, which means water has already been where it should not be.

What I would skip is the aerosol cans that promise to fix duct odor. They cover the smell for a couple of days and do nothing about the water causing it.
